Hi, I am new to HK and looking for a small flat (furnished) in Shatin area, ideally not too far from Shatin KCR. My budget is not more than HK$5k/month (due to budget constraint). Can any give me advice, where to start looking?

Hi ginap, Thanks very much indeed. Your suggestion is very accurate. I just paid a visit to the property agent (Centaline) yesterday. Hilton Plaza is at least $5k (400 sq ft). Shatin Plaza is also $5k (356 sq ft). I suppose the only setback is old development, as you have pointed earlier. I understand that the agent is charging 50% of the rental fee. Any idea this fee can be negotiated?

Recommend you to find Albert at Midland Realty in Shatin Plaza. Standard realty fee should be 50% of the Hkd 5,000 rental, which is Hkd 2,500.
Would recommend you to offer him the full 50% agency fee if he can get you this rental contract for Hkd 4,500 with the landlord (only Hkd 2,250 agency fee). This way you will be saving Hkd 6,000 per year.
If the landlord only accepts 5,000 as the bottom price, then tell him to find you another unit or cut the agency fee by 20% from Hkd 2,500 to Hkd 2,000.
