Hi all, we currently have a tenant residing in our property. We have given the tenant a decrease in rent 2 years ago due to the economic tsunami. We would now like to re-adjust the rental rate but the tenant said its not in the contract. The contract was drafted by their representative and did not mention any terms on adjustments(increase or decrease), but saids that the tenant can terminate the lease after 12 months.
From my understanding, the rental law states that every lease should include a fix lease and then a voluntary period, correct? So we are in the voluntary period now which means we can renegotiate terms?
Much appreciate if someone can give me some inputs here before i enter the negotiation with the tenant.

Have the ACTUAL signed lease read by a lawyer and you will get the exact answer; anecdotal comments will be of NO assistance….you need to deal with the exact contract that you singed…
