Trying to rent our 3 bedroom apartment

We're trying to rent our 3 bedroom/2 bath apt. in midlevels and would love suggestions of how to go about doing this with success. I've posted an ad on asia xpat and craigslist...are there better and more effective ways? I would really appreciate all ideas...we're NYers and very unfamiliar with what works in HK. Thanks!

Try listing with some property agents and at the same time ask them what a realistic market price is for your property. If you are not getting bites from tenants it could be because the rental ask is over market value - I know of one landlord who has had their property on the market since end November - they were coming off the price about 10% - getting lots of people viewing the apartment - but weren't even getting counter offers - their comment to me was that they were hoping the market would improve and they'd get their price eventually. I don't see that happening - and if anything the rental market is going to weaken as I suspect many retrenched expats are hanging around until kids finish the school year...

I would really like to go the 'no broker' route. The apartment is priced way below it's value...I've already has an agent price it accordingly with regard to the real estate drop.

It's a very large 3 bedroom/2 bath apt in mid-levels. The asking price is 22,500 with free gym and shuttle. It's very close to escalators on Seymour Road. We want to rent it within the next 90 days

You've had an agent value the apartment, but you'll have to take into account the fact that many agents will try to flatter you to get your listing.


iKnow is right.

Seymour Road, very close to the escalator is very close to two noisy construction sites. I know of several very impressive apartments in this area that have been vacant for many months. No one can provide you with a reliable property valuation at the moment. You may not like to deal with agents, but you need to increase your exposure any way you can.
