A new tenant is very late paying his first rent. How long is it reasonable to wait before taking legal action? (the contract says we can take action once the rent is 7 days overdue, and we are a long way past that already). And can anyone recommend a lawyer who specialises in landlord & tenant law, in case it comes to that? Thank you.

Have you tried talking to the tenant first before taking legal action?
