I am considering buying a small 400sft.apt property on Hollywood Rd. for investment.
I am a frequent visitor to HK but new to the real estate market in HK.
I would welcome any advice....

if u want to find sth which is around 400' , the budget is around 1-2 million . u can rent out for 7000-13000 . the installement if u pay 30% downpayment , around HKD 6800 - 13000 per month . The pollution is likely going to get worse before it gets better - there's a large petro refinery that cranked into gear this year around Daya Bay that is adding to the Pearl River smog we have from the NW.
If you are here for medium term then buying makes sense. Location/ability to rent it out if you don't want to sell are key, but that's obvious.
Must be some deals around now as recent rate hikes have definitely taken the froth out of the market and sellers will be happy to deal.
Support short term for prices is good as many are facing large rent hikes on renewals and feel now is time to buy rather than pay 30% more to the landlord.

Even though the pollution is getting worse , it's absolutely would not affect the property in hk . For investment in hk , the most important are " intrest rate " , " location " and " timing " . If you want to find sth in mid-level , also the resistant for the price going down is very strong . Becoz many landlords are rich in this area .if the market is not good , they will pend the flat and not sell in a cheapier price . Also , the yield for rent in mid-level is nowhere better than this .
