I'm renting in DB and considering buying here.
I just can't figure out if the place will become an exclusive enclave or an out of way restricted community.
Pros
- lots of open space and greenery
- close to airport
- good leisure facilities
- good and frequent ferries
Cons
- low population, little liquidity in the market
- owned and managed by HKR, little accountability to residents
- limited low cost schooling - rezoning of local school to Island net
- a slight "lager lout" culture in the plaza some evenings
- plans to increase the population density
I'm aware that living here is a lifestyle choice - the market will never be as lucrative as Central as an investment.
But I can't figure out if buying here is wise in the longterm (as HK Island would be) or a major risk.
What are your views?

My opinion is that DB has more downside risk than other areas. At the moment, prices are rising, but are still not above their pre-97 prices. It has become more popular recently due to more expats coming to HK and also because people are being priced out of Central. But if there is another 97-style crash, then I believe that people will depart DB as they prefer to live more central and HK island will be more affordable.
So my opinion is that if prices come down on HK island, DB will be one of the first places to suffer.

Thanks sxc - this is my concern also at the back of my mind.
To be honest I've been really frustrated recently by the lack of information from HKR about their plans for the area.
There is a feeling that they'll do what they need to do to make or save money - which is fair enough I guess.
e.g. there is a rumour afoot that nightime ferry services will be replaced with buses!
The other thing that worries me is that if the population density rises it will become another Tung Chung.
Mmmmm - it is looking pretty risky isn't it? Maybe I've answered my own question.

worthashot Tung chung is more often than not one of the lower areas for pollution and i check it every day several times a day so i'm not sure why you think DB becoming like TC would be a bad thing. There are some days of the year that it's higher but they are few and far between. It would be nice if people actually did some research rather than listening to other people on such matters. Everyone in HK believes where they live is the lowest pollution we've even had someone in MongKok tell us this but this is pure ignorance and sticking your head in the sand. Look into it don't just take other people's word for it as it is frequently rubbish.

I have no view on the pollution index for TC. My comment above referred simply to the fact that Tung Ching is a much more densely populated area than DB currently is.

TC Hg yes it is bad everywhere i agree my point was that people have a very miss guided opinion that TC is always worse based on absolutely nothing which is ruining there chances of living in very affordable housing and a very clean and pretty area with great walks on your doorstep and some pretty good shopping.
Please accept my apologies worthashot i assumed that you meant the pollution as that is normally what people comment on. However in Tung Chung defence and believe me i never thought in a million years I'd ever settle in TC that it has everything you need and plenty of green areas right on your doorstep. I personally dislike DB it appears to be full of westerners sitting around getting drunk in the square while the kids and dogs run riot. For those who have kids and don't really want to be living away from there home countries i guess it's OK but it certainly isn't for me.
