Hi all
After a decade in HK, i am trying to get my hands around a property in HK. Came across LePont in Tuen Mun and LP6 LP6 in loahs park
Pleaaaase help me with the queries below!
Price:
LP6: 500' 7M
Lepont: 550' 6M
Pros:
LP6:
12 mins walk to lohas park mtr through a mall
lowest end price in that area
Lepont:
Lower end price in that area, compared to Napa which is oppsoite
Lowe rise and green environment
11000 per sqft price.
bertter layput than LP6
Cons:
LP6:
aroudn 14000 per sqft.
Lohas park is also the end of area with lots of apartments
Lepont:
Lots and lots of projects coming in that area
No MTR near by
2 lane road and lots of traffic to be added due to new projects
lots of competition for tenants in that area.
Comments needed:
1. Shall I buy now? Your personal view on buying first proeprt in HK. I have a mere sum of 1.4M hk$ in bank
2. Shall I wait and bu at better timing in HK after proces come down like 30% or so?
3. shall I buy elsewhere where prices have more optential for upside ? Please suggest where?
4. if I buy, which of the 2 properties LP6 or Lepont would you personally choose? And why

i personally will go for LP6. Reasons
1. MTR connectivity is a good point
2. LP6 will be closer to Island east, Kowloon east (growing business hubs) and probably similar distance to central as Tuen muen
3. TKO has a better school network considering kowloon bay (will attract potentially more people to the area)
4. TKO new builds are probably on a declining trend vs Tuen Mun ? not quite sure

5. TKO prices are not so much under pressure
6. Access to Saikung/CWB beaches, country parks etc.
Cons - anecdotally heard about landfill and smell issue at LHP , not sure its still and issue
