Can we break our lease if Landlord agrees?
We only just moved into our apartment in July with a 14 month lease. However, we really need to move out and find something bigger. (Another baby on the way). If we write to our Landlord and ask him, can he agree to break the lease without any penalities, say in the next month or two?
Does this sort of thing happen in Hong Kong?

It happens but rarely. Remember he has also paid a fee to the agent as well so would not be happy to pay again! He does have the rights to charge you for the full amount of time agreed on the contract. One way may be to ask him if you can move once he has found someone to replace you and also offer to pay his fees to the real estate agent.
It's all in your landlords hands, be prepared to offer inducements to get him to agree.
