Loan for mixed zone property

Hi, we are first time home buyers and are considering looking at commercial/residential mixed zone properties. I am an artist who will be working from home and intend to set up some art classes at home too. Do we need to register as a business in order to live in these spaces? Would be grateful if someone has an idea also about whether banks will give us a home loan for a commercial property or only if we set up a business? How does one go about getting financing for this type of property?
