I am looking to rent a property in Happy Valley. After seeing a few agents I am told that we won't be able to negotiate much from the landlord asking prices because the market is 'hot' at the moment and lots of people are looking to rent.
From talking to friends, it seems to be the opposite and that there are many flats lying empty.
Is Happy Valley a unique case or am I being too trusting of the agent?
