Can anyone explain the legal issues/risks with buying a 'licensed house'?
I've been shown a few out in Sai Kung, but still don't fully understand what 'licensed house' means.

Yes. actully you can't have any legal right because only those names written on the paper issued by goverment have right to live there.
You can keep the paper,but even so if that's not your name...
I saw one in Lantau Island before but at the end I gave up.Price was really low but I was afraid of not able to pull out the money when I needed.
But again.if you want to take a risk it's not a bad idea .
Because price is really unbeatable and they are quite cute!
Meaning of licensed house is,actually those people living there are not the owner of land,house but since they occupied there for long time goverment just let them stay but they are not allowed to do any sales.rent or making action through this house.

Crown leases and their licensed houses are an interesting topic where can we get the most acurate information on them. Afterall even with our deeded houses and properties in Hong Kong they are still not free hold but rather leased from the government.

Its cheap, remember, there's no deed for these license hse, the tiltle can be tranfered to another person not even to your relative, BUT THE MAIN THING IS, if the location of that thingy is located in an area with good development potencial, The gov can claim the piece of land back together with the title rights from the title holder but will offer them a tiny compensation or arrange them to goverment housing
