Landlord refusing to fix lock.

Hi, my landlord will not fix the lock on our front door. We've been unable to lock it for 2 weeks now. They finally sent someone round to have a look and they quoted $1000. landlord says he'll put $200 towards it and we have to pay the rest. Can he get away with that? Our lease it says we are responsible for electricals such as air-con (we agreed to that to lower the rent) but surely they are responsible for fixtures. Do I have any recourse? I've not paid the rent yet and tomorrow is the last day to pay it. Should I pay? Is he legally obliged to get it fixed? Thanks.

I would change the lock myself and not give the landlord a spare key and when moving out put the old lock back on.

its not worth the fight. i have to change our locks as well and the building will not cover costs either. i was quoted 850 for the main door and mailbox lock. i have two locksmiths. one is 25623078 and the other is tony 91977039. i have not worked with either of them before. good luck, sorry its such a hassle.

I would suggest getting the lock fixed by yourself. Everytime I have moved into a new place, I have got the lock changed and fixed myself, afterall you don't know how many property agents/ people have keys to your place. Having said that, if your place is not secure, you will be the first person to experience any untoward incident. $1000 is not worth the risk.

holy crap.. 1000 to change the lock?


a standard lock itself if i remember correctly should only run between 150-200,.. and a local handyman should be able to do it for around 100 bucks or 300 all inclusive max...

The cost depends on the lock. Some locks you can just replace the cylinder, get some spare keys and that's it. Some of the other locks which have keys that can only be reporduced by authorised locksmiths using serial numbers can cost a bit more. Plus there are two doors usually, the main door and the security gate. I change all the locks myself when moving in, never know who had spare keys from before. I do not expect the landlord to pay for this.
