I am going to have a kid next fall, and so need a new flat. I'm in causeway bay area now but will need a 3 BR, with a budget of 20-25k max.
I'm hoping for as much space as possible-- who isn't? -- but want 900+ square feet.
Is it possible to stay on the island and near-ish to causeway bay area? Say Tin Hau, or east of this area? Chai Wan, East So ho, etc? Anyone with experience in this direction?
Failing that how about any hot tips/advice for kowloon?
I dont want the DB or Sai Kung or TC type options, at least not now. Maybe if all the others fall through.
any feedback or advice much appreciated. I'm looking for advice on areas/neighborhoods but of course anything more specific is welcome.

South Horizons has quite a bit of retail + restaurants in the middle actually.

cool, I'll check it out. Going to look at the remote eastern hinterlands of chai wan, hong fa chuen, etc too.
I checked out "East Soho"/sai wan ho last year but it seemed kind of empty aside from the little development there by the water. And also expensive, so what's the point then?

I was going to say South Horizons but others beat me to it - also it's 5 mins by bus fro Aberdeen, lots more eateries etc there too.

thanks for these last replies. looked in siu sai wan today. Dont know if I can stand the estate/"resort" style and it is really far from work and civilization. only gweilo for miles and miles around too.
quarry bay is possible, looked there already.
May have to resort to disco bay

Take another look at the TKO area, prices are competitive to the Island, some units with very nice views. Though mostly residential it is convenient to transport for beaches, hiking, Sai Kung, and the City. More Expats and their business(es) is surely to locate there soon.

have read about possible smell issues if you are downwind/nearby to the land fill site. locals say there are humidity issues, which is kind of funny to me (though I am sure it is more wet than CB where I am now)
i imagine it is a bit cheaper or better value than the siu sai wan estate and not much further commute for me to pokfulam area. similarly residential too.... which is going to take some getting used to for me no matter where. zero gweilos at siu sai wan too.

Would you consider Kowloon Tong? There are low rise buildings, pretty quiet neighborhood, close by to the MTR and train station, and Festival Walk mall nearby.

I think at 25k it is possible at the estates closer to the MTR station like Parc Oasis or Yau Yat Chuen. Rent had increased over the last 6 months so maybe it would be a little over budget. Commute from Kowloon Tong to Central is about 40 minutes.

checked out south horizons and indeed it looks promising and suited to my/our needs. And hopefully I can get the price down-- it is less than other places but really the rents here in HK are insane. Not exactly breaking news, I realize. I can't imagine living here permanently, though its been several years already.
Anyway, are there any drawbacks to living in SH area?
The food and shopping is kind of sad compared to where we were but really not that bad and Aberdeen has lots of restaurants nearby as noted above.
Will keep looking around town the next couple weeks. It is remarkable to see how empty and dilapidated many of these flats are, and still asking for 20-28k. Here's own non-owner hoping for some bubbles to burst next year....

Mass living so lots of people in a small area. Very "local" in that is an issue for you. Otherwise it's a pretty good place. Genki Sushi right there, so at least one of my "needs" would be catered for. ;)

thanks axpatguy. Local-ness is fine, I rarely use/speak English outside of work anyway, except with my wife. though I do miss it.
how about bars in Ap lei chau area or aberdeen? Seems kind of dry :-( one bar at least would be nice!
right now I'm looking at a choice b/w SH and Park Island.... commute for me is much better at SH so that is a big factor but will look again at PI this weekend. both seem good for kids. No dogs in SH is also a big plus. PI facilities are prob better?
the island proper (north side, east along the mtr) seems likesh*tsville unless you have bags of cash for CB area, happy valley etc. quarry bay options and north point and the like were quite disappointing.
