Hello.

I am currently looking for a flat to lease in HK having recently arrived. On the whole agents are asking for 1 months deposit, 1 months rent in advance and 1/2 months agency fee. However, today we have been asked for 2 months deposit, 1 months rent in advance, 1/2 months agency fee and half of the stamp duty fee. Can anyone tell whether this is normal or if they are trying it on?

Yes it is normal to charge either 2 mos deposit+ 1 month advance+1/2 month agency fee and/or 1 month dep+1month adv+agency fee.

But you can also try to ask for $500 discount off from agency fee, its their discretion and only if your agent doesnt seem to be money face and aggressive.

Eitherway you are not being ripped off. Also you are repsonsible to pay half of the stamp duty, landlord and tenant.

We've always told the agent from the start that we won't pay agency fees, and they have always managed to negotiate that the landlord pays all of it.
