Heya...
Seeking to ret anything big enough for two people to share somewhere in kowloon area or easily accesable to yu mai tai where i am working... Ideally looking for between 8k and 12k but have no idea where the best or cheapest or safest areas are to live in as this is all new to me!
so...
If you have any advice about getting a good deal/place/area or simply not getting ripped of, nows your chance...
all advice is welcome!

Try Telford Garden in Kowloon Bay. I understand that is quite a nice estate and the rental should be within your price range.

Kowloon Bay is still quite a way( in Hk terms) along the MTR line and probably not that nice. I suggest the area around Olympic station. About 10 mins walking from Yau Ma Tei and new housing complexes. Have a look at Island Harbour View and Central park. Great complexes with fantastiv racilities. Defintiely be ablte to find something there for your budget and its more modern than Telford Garden.
