Low rise living - Happy Valley, Mid-levels Central

We're a family of four with two middle aged boys. After seeing so many high rise and modern apartments we're thinking of renting a low rise in an older building. The high ceilings and squarer layout is appealing.


If you have had a positive experience and/or can recommend buildings in Happy Valley or mid-levels Central please let me know.

The only thing to watch out for are things like electricity, water heater, gas connections, cable TV capabilities, and internet access.... basically, I have friends whose otherwise lovely apartments are marred by water heaters withthe capacity of one bucket, lack of cable and/or internet, wonky wiring unable to produce enough to keep several appliances on at once, or bizarre gas leaks. Also, with 4 boys, I suspect you would like hot water.


The apartments sure are pretty though.

As you mentioned the pros of living in an older building is the size and the higher efficiency rate.


However, before you rent consider:


1. have the drinking water pipes been replaced?

2. things break down easier

3. you might spend more money on air-conditioning because the older windows

4. drainage of the bathtubs is slower

5. becareful of the electricity outlets

6. toilets may not flush as easy


hence, if your older unit has been renovated, many of the above items will probably not be an issue. however, most landlords in hong kong will not fix or replace anything and will only slap on a coat of paint to make the place look nicer.

I have been a convinced low-rise tenant for over 12 years, some of the little inconveniences said above are true, however for me there has been no turning back to high rise (i call them rabbit holes, even if highly expensive)

Lived 2 years in Happy Valley Fung Fai Terrace, one of my best flat ever. Some of my friends, with similar taste are living in Jardine's Wang Fung, and Happy Valley Terraces, fantastic units there. I am now living in North Point Kai Yuen street for over 4 years and very happy with this flat.

What kind of budget are you looking at? That's the first thing you need to consider really. Having a list of suitable properties is no good to you if you can't afford to rent in any of them.
