Selling a property with tenant

What is the genral feeling in HK about selling a property that already has a tenant. I'm in the process of advertising my apartment for lease or sale. However if i get a tenant sooner than a buyer ,how attractive will my property seem if i have a new tenant. Will this make it more difficult to sell or more attractive?


I should add its a new development.

There are pros and cons with having the place tenanted.


If someone is looking to buy for investment purposes and you have someone in there, then they probably would not even bother with your unit. On the other hand, if someone is looking to buy for investment purposes and you are yielding a good rent, then it would be an attractive buy.


The disadvantage of having the place tenanted is whether/when you will be able to show the unit to the prospective purchasers.


Having said that, I have just sold a property with tenancy and the purchaser was looking to buy for self-use but not immediately. As such, she was happy to have someone pay for her mortgage and other expenses for the next couple of years until she moves in herself.
