Can a tenant refuse to allow the flat to be shown to prospective buyers? What right does the tenant have if the landlord wants to sell his place and therefore insists on all these strangers barging in?

I assume you can refuse entry as you have leased it. Landlord needs your permission before he can come in.

not just assume: you have the right to refuse except if mentioned in your rental contract

Privacy laws of Hong Kong allows tenants not to allow viewing of their leased flat to prospective buyers.
If the owner really wants to sell, and the buyer really wants to buy the tenanted flat, the sale can go through without viewing the flat. The buyer takes the risk as he's buying the flat as is. Price usually is lower.

The lease document between the landlord and tenant should set out the rights of the parties; if it doesn’t or if the tenant is being unreasonable, the landlord can take steps to access. The tenant (as controller of the property) can regulate access practically; if legal ‘non-harassment’ orders are required, this is also available to the tenant.
