We have just taken possession of an apartment to find it not in the same condition as when we looked at it. For example, light fittings pulled out leaving wires hanging from the ceiling, different (worse) lights in other rooms, a crap shower head in place of the original nicer one etc.
On our S & P agreement we included the phrase 'to include built-in fixtures.' Would you expect this would include these things or do you need to specify EVERY light fitting, tap etc?

I would expect these items to be included, but to be on the safe side it would have been better to specify. A bit late now though, unfortunately!

We found this out on the day before completion and did exactly that re: our lawyer. Our property has been returned to its original condition although there is still dispute over the term 'built-in fixtures'
This term to me means anything attached to the wall, roof etc. Know for next time to write a bloody essay including every nut and bolt!!
Thought it was a tad rude by the previous owners...
