Moving to HK in August

Moving to HK in August to work in Kowloon Tong- dont have a BIG budget- less that 8000 a month for rent. Looking at Wan Chai or Kowloon(Jordon or Hung Hom). Anyone have suggestions on flats or property agents.

Try the Tung Wah Group of Hospitals, they have property in both areas. Their flats usually have quite basic kitchens (i.e. Chinese style with no oven), but are clean and newly decorated. Their tenancies are for a fixed two years but, while this used to be non-negotiable, I believe they will sometimes now negotiate a break clause after one year. There may be other flats in Wanchai within your budget, but as you're not going to be here until August it's too early to suggest any particular buildings - flats which are available now will probably not be available in August. The company I work for doesn't cover Hung Hom but if you would like to send me a personal message once you've arrived in Hong Kong, I can see what we have in the Wanchai area.

i would recommend you come here, stay in a service flat for a couple of weeks or a month, then physically visit and look at the places you have found. that is what i did, and i am pleased with my decision.

is it better to look thru property owner lease or have an agent? I am a Canadian teacher who is looking for a furnished apartment for Sept. 1. My boyfriend and I will be living in HK for 1 year.

It's quicker if you use an agent. Some owners do advertise their property but there aren't that many, it seems that most of them prefer to go through an agent. You need to buy the South China Morning Post on a Wednesday because that's the day the Property Post appears. There's also Square Foot magazine which is free and can be found in various coffee shops around Hong Kong. Or check the adverts on this website. If you use an agent, you will probably be charged 50% of one month's rental as commission, but they will have (or should have) lots more flats than you will be able to find by yourself. If you want to be in the Mei Foo area, talk to agents there. Obviously you can't do this until you arrive and I agree with meltdawn that the best thing to do is stay in a serviced apartment for a while until you find somewhere.
