3 bedroom for under 35K/mo

Hello! We are a family of 3 (myself, wife, 2 year old daughter) moving to HK in March. We are hoping to get a 3 bedroom 900+ sq ft flat in midlevels (relatively near the escalators), recent construction or fully remodeled. We've looked online and see a number of places that seem to look ok in the pictures for around 32-35K a month, but would love any feedback from people who have looked recently in person on whether the pictures do look like the flats in real life. Flats in Goldwin Heights, Bonpoint, Grand Panorama, etc. are pretty common I've found.

Check out Vantage Point, Robinson Heights, Palatial Crest. We like living in Mid-levels but am looking to move to a place with facilities for children-- esp. Indoor playground and swimming pool for hot, humid summer months.

Yes, we agree, we are going to be landing in HK a month before I start work, but I wanted a feel for what price range we should give the realtor in order to view decent flats. Hoping 35K is going to be enough. If it's not, then we are considering DB as well, but the commute seems pretty long.

Consider hard, whether or not you really need to live in Mid-Levels. There are better and cheaper places,m if you are flexible enough


If you cannot be flexible, then be prepared to pay more than you may want to.

Look at the thread on Fairview Park for $35k you can get a house with a garden and join the country club. Bus to centrao under 40 minutes

Gudguy, I have been looking at loads of places all over the place. Most of the pictures you see gives you some what indication but I will strongly recommend that you see the places in person. 900sq ft does not mean the actual usable area is that much so pls be careful. We moved from Sydney last July. I have decided to move from my current lease to a new place & infact signed a new contract today. I managed to negotiate a place for 1300 sq ft for 27k per month. Apparently till the end of Jan it is low season for the landlords so the correct time to negotiate the best price. I am not sure your reasons for Mid levels but I have heard that the area has lots of steps which makes pram use a bit hard but not 100% certain. Why don't you try Tai Koo shing on the Island side? Also having access to MTR facilities helps heaps when you have kids. I have 3. Mid levels doesn't have MTR station, not to say that it's any bad. Anyway, my personal experience. All the best!

I think Taikoo Shing is not a bad choice for families with kids. You can get decent furnished apartments with furniture with your budget. Some flats have seaviews. Taikoo Shing has plenty playground, swimming pools, tennis courts and also MTR access. No umbrellas even during typhoon or rainy days. Also, nice indoor shopping and brands retails, supermarkets and gyms all indoor. Call Midland Realty 2567-1862 Mr albert for viewing of some nice flats..

Try Forrtess Hill/Braemar Hill area on HK island. 35k can get you somewhere decent. Fortress Hill is very convenient for hip Tai Hang and Tin Hau restaurant areas and MTR (15min to Central, 5 to Causeway Bay). Many buses, markets, shops and banks and there is a lift-cum-escalator linking Fortress Hill Road to Fortress Hill MTR on King's Road. I'm a long-term expat and it's actually more convenient than Mid-levels in many respects (traffic, links to other parts of HK island and Kowloon).
