Hi
We are shortly moving to HKG and i have been surfing the various property sites.
My question is, (it may seem stupid- but i am new to this mode of property search) i have often seen the same property within a particular site stating different rents. for eg. a 1048 sq ft apartment in University Heights has rents varying from 20K to 26K, quoted by various real estate companies. any help in figuring this out? all suggestions welcome. budget - 20K per month.

Not to toot our own horn but the best property site in HK is on this site.
We have many safeguards to ensure listings are current and accurate including:
1. Report Abuse - on each listing we have this option that allows you to report misleading listings - if agents abuse the site we terminate their accounts with us.
2. All agents recieve notices once a listing has been on 2 weeks. If they dont respond by resubmitting the property it comes off.
Various other features are in place which no other property site in HK has - and eventually we will require that every listing have a photo or we dont accept it...
Also no other property site has listings from many global agents (Savills, JLL, etc...) plus the boutique agencies as well as the more local agencies such as Centaline.

If it is being advertised by different agents- they are trying to get more rent for it - and upping their commission by allowing a higher 'final price'. I fhtey start at 20K- you may get it down to 17 or 18K a month - but if you start at 26K you may get it down to and be happy with 22K a month. They make more money, the landlord is happy and you are out of pocket. That is the way it works here - buyer beware. Contact the agents with the lower price on the same apartments you are looking at - they may be a bit more honest.
It may also be the floor and view you get from the apartment which gets a higher price in the same building. Each aprtment is owned by different people and so they will state what they want depending on what they think they can get.(and what they think it is worth)

To add to dimac4's excellent answer, price also depends on condition (e.g. full renovation or a quick paint job) and furnished/unfurnished.

IT IS ALMOST CERTAINLY BECAUSE THEY ARE ON A DIFFERENT FLOOR AND/OR LAYOUT. WHEN WE LOOKED ATH THIS BUILIDNG SOME WERE BETTER THAN OTHERS EVEN THOUGH THEY WERE ALL THE SAME SIZE
